Sutton Land
“This Council resolves that the lands at Carrickbrack Road, Sutton, as outlined in red on the attached map, be re-zoned from “HA - High Amenity” to “RA - Residential Area” in the forthcoming Fingal Development Plan 2023-2029.
Planning Rationale:
A. The subject lands form a natural extension of adjacent residentially zoned lands and are situated in a strategic location for residential development; along a bus route, close to services, schools and recreational amenity spaces
B. The landowner is proposing to cede a large high amenity landholding, extending to c.45 acres, to Fingal County Council within 90 days of the adoption of the new Development Plan
C. There has been little residential development in Sutton in the past number of years with only 98 residential units delivered in the area in the last 12 years – residential development on the subject lands would make a consequential/valuable contribution to housing supply in the area
D. The lands were zoned as ‘Objective A – to protect and improve residential amenity with a maximum of four houses’ in the original Dublin County Council Plan of 1993, illustrating that the lands are deemed appropriate for residential development
E. Residential development on the subject lands would enhance the safety of public walkways across Howth Hill by increasing passive surveillance over nearby walks
